Below are a list of reminders and information regarding subjects often questioned or brought to the Board's attention. Please scroll down and be familiar with all this information.
Recent Homeowner Concerns:
Pets - Please be a responsible pet owner and follow all pet related rules below
* All pets must be on a leash when in the common area (anytime they are outside your unit)* No pet is allowed in the Pool/BBQ/Rec Room areas* Animal owners are responsible for immediately cleaning up after their pet, including washing down walkway areas if their pet urinates or defecates* Animal owners must bag and dispose of all pet feces in the dumpster
* Unit owners are responsible for making sure anyone caring for their pet(s) follows all pet rules* Unit owners are responsible for making sure their tenant or anyone staying in their unit follows all pet rules
* If any pet creates a continual nuisance, the unit owner may receive a violation letter and fines
Vaping / Cigarette smoke
There is no smoking or vaping in any Tu Casa common areas except in your own unit. Second hand smoke can be a health and safety issue. If you smoke in your unit or on your exclusive use patio, please be very aware of wind directions and take every precaution possible to limit the chance your smoke will drift into other units or shared common area spaces. If the HOA continues to receive smoke concerns, they will need to address the issue as a nuisance.
Plumbing - Water Shut Off Guidelines - Garbage Disposal and Toilets - See informaton on each subject below.
Use your garbage disposal very sparingly, most all scraps, cooking oil, etc should go in your trash can not the garbage disposal. Only flush human waste and toilet paper down your toilets.
Plumbing/Water leak issues need immediate attention. See guidelines under "Maintenance" section of this website.
Rattlesnake found on property - wasn't the first and probably won't be the last. Rattlesnakes are most active over summer at dawn and dusk. If you see a rattlesnake on the property, call Bruce Ireland to humanly remove the snake or call 911 and keep an eye on the snake (from a distance) until emergency crew arrives.
Ants - tend to be more prevalent with each weather change. For outside common areas, Tu Casa pays a monthly service fee for ant and rodent control. For issues inside your unit, homeowners can contact local exterminator or find lots of helpful remedies on the internet.
Parking: All cars parked in the North Parking lot must display a RED Tu Casa parking pass with their Unit Number or will be subject to tow. With limited parking available, please understand the parking rules are designed to insure only Tu Casa residents and their guests use our parking lot and all cars using the lot are in working order and regularly used. Please park within the parking lines to avoid door dings.
If you (or someone on the property at your request or your tenants request) must park in the South/East Garage Area for either immediate loading/unloading or to perform work, THE PARKED VEHICLE MUST POST CLEARLY VISIBLE ON THEIR WINDSHIELD A SIGN STATING:
• Unit number they are working in
• Cell number to reach someone that can immediately move the vehicle to allow access to any blocked garage
Please be considerate to the tenants of garages your vehicle is blocking. Do not cause others to be late to appointments or unable to access their garage in an emergency because you or your guests didn’t take the time to park on the street or make sure you are immediately available to move any vehicle blocking garage access.

Remodeling Reminders: Are you re-modeling your unit? If yes, please be aware prior to making improvements or changes to the interior of a unit, which necessitates structural construction, an architectural request form along with a fee of $250 must be submitted to the Board of Directors.
Examples of structural interior improvements include, but are not limited to, removing or relocating walls, adding rooms, adding or moving plumbing, electrical rewiring, HVAC changes, gas lines and any other significant improvements, which may impact the safety or structural integrity of the unit or building. Necessary permits must be obtained from all appropriate agencies, with copies provided to the Board of Directors. In addition to these permits, copies of all plans and any other pertinent information must be submitted to the Board of Directors prior to the start of construction for approval. No construction can commence until the Board grants approval. The homeowner, within 30 days that the "final" is given, must also give the Board a copy of the "signed off permits” and any and all "final" paperwork. Owners and residents will be held responsible for workers maintaining a neat job site and assure that building materials are disposed of properly (not in the common trash dumpster) and debris removed in a timely fashion. Noise and inconveniences are to be minimized, coordinated, and disclosed to affected residences and limited to Monday - Friday 8am - 5pm. No remodeling worker parking is allowed in the north or south parking lots. Loading or unloading is permitted only when vehicles are attended. If these improvements or changes cause any damage to the common area or to another unit, then the unit owner is financially responsible for this damage.
Minor remodel projects confined to the interior of a unit, such as Interior painting, cabinetry, counters, wallpapering, lighting fixtures, interior trim work and plumbing fixture replacements, like for like interior flooring replacement and other minor work being done, which do not require permits and do not impact the structural or health and safety aspects of the unit or neighboring units, do not require a remodel fee or architectural request form. Owners and residents will however be held responsible for maintaining a neat job site, assure that building materials are disposed of properly (not in the common trash dumpster) and that construction debris is removed in a timely fashion. Noise and inconveniences are to be minimized, coordinated, and disclosed to affected residences when possible and limited to Monday - Friday 8am - 5pm. No remodeling worker parking is allowed in the north or south parking lots. Loading or unloading is permitted only when vehicles are attended. If these improvements or changes cause any damage to the common area or to another unit, then the unit owner is financially responsible for this damage.
Additional fines may be imposed for violation of any of these remodeling rules. Your consideration is appreciated by all.
Planned Water Shut-Off Rules:
For any planned maintenance in your unit that requires shutting-off the Tu Casa water main, please follow these guidelines:
* Water can only be shut off on weekdays with 48 hour advance notice* Create a flyer that includes:
The day and time the water will be shut off, and
Your contact information (Name, Unit and Phone Number)
* Make 10 copies of the above flyer and post 48 hours in advance in the following locations:
- One flyer on the lobby bulletin board
- One flyer on each of the 3 stairwell doors
- One flyer in each of the 2 elevators
- One flyer on door step of units: 1, 2, 3 and 4
* Notify Property Manager at least 48 hours prior to planned shut-off
* When you shut-off the water:
Post an additional notice with your contact info on the shut-off valve
Once shut off, open valves in driveway to bleed lines
* When you turn water back on:
Very slowly (over 2-3 minutes) pull lever to turn water back on (this limits pipes shaking)
For emergency water shut-off
* Place a note on the shut-off valve with your contact info
* Contact Property Manager to advise the nature of the emergency
DUMPSTER GUIDELINES - Please be responsible to your community and our environment
BLUE RECYCLE Dumpster - Pickup each WednesdayBottles, Cans, Clean Paper, Flattened Cardboard - Please BREAK DOWN ALL BOXES to allow room for everyone’s recycle trash
NO PLASTIC BAGS in the Recycle Dumpster If you carry recycle trash in plastic bags, PLEASE dump recycle items OUT OF THE BAG and throw the plastic bag in the Green Trash Dumpster
BLACK/DARK GREY TRASH Dumpster - Pickup each Monday and Friday
GREEN COMPOST Bin - Pickup once per week
Yard Waste (flowers, houseplants, grass, leaves and brush clippings)
Food Waste (bananas, beans, bones, breads, cereals, coffee grounds, dairy products, eggs, fish, meat, fruit, vegatable scraps)
Food Soiled Paper (pizza boxes, paper plates, paper towels, napkins, tea bags, coffee filers)
Republic Services can refuse to empty our dumpsters or add violation fees if we:• Overload the dumpsters (the lid on each dumpster must be able to close) • Include non-recyclable items in Recycle Dumpster• Include items that are NEVER to be thrown in our dumpsters Carpet, Furniture, Clothing, Construction/Remodel Debris, Appliances, etc., Paint and Paint Cans, Batteries, Electronics,
Fluorescent Light Bulbs, Used Motor Oil and Filters, Prescription Medications
SEWER LINES GUIDELINES - Please do your part to help keep our sewer lines clearGarbage Disposal - Use your garbage disposal sparingly if you have to run your garbage disposal, run water for 10-15 seconds to completely clear the line and Do NOT throw the following in your garbage disposal (place in trash instead): Food Scraps, Coffee Grounds, Solid Waste, Fats, Oil and Grease (let it cool first or collect in a container and then throw away in the trash)Toilets - Do NOT flush following down the toilet (place in trash instead): ‘Flushable’ Wipes, Diapers.
